Fontainebleau II Rental Management Program Highlights:
Policies: There are no restrictions on an owner's occupancy of a unit. You may use the unit whenever you like, and for as long as you like, including as a permanent home/address.
Owners are eligible for the Hilton's Rental Management Program, as long as they purchase their units furnished in accordance with the approved furniture package, and provided they enter into a one-year, perpetually renewable agreement/contract with the Hilton, which can be cancelled with 60 days notification.
Owners are not required to sign up for the Hilton's Rental Management Program, if they elect not to rent, or wish to rent their unit through another broker or real estate management company.
Fees: Monthly Maintenance Fee includes: electric, water, cable, concierge services, valet parking [one car per unit], spa membership, owners' lounge access, daily continental breakfast and appetizers, and all grounds services and recreational amenities.
Revenue Splits: Revenue from each unit will be distributed from the daily room rates as follows: 10% off the top toward fees and commissions; 50/50 split of the remaining balance between owner and hotel operator, with 3% of owner's portion set aside for reserves and replacements.
